Get all Exterior Modifications approved FIRST!
One purpose of the VRP Association is to insure all exterior modification to the patio homes
are consistant and reflect the positive growth of our community. As such, all exterior modifications
to the patio homes need to be approved by both the Patio Association and the Hidden Valley
Assocation prior to beginning such modifications. The VRP Dwelling Maintanance Committee can assist
homeowners in the planning stages of such alterations, thus minimizing possible delays
in the approval process.

Who pays for repairs and upgrades:
With two homeowner's associations, it can sometimes get confusing determining who pays for what when it comes
to patio home repairs. VRP has developed a standards guide for Maintenance Policies
to assist homeowners in such determinations.
Replacement Wood Use Policy:
The present and future VRP Board of Directors will exclusively use standard rough-sawn boards for all house beam and wood trim replacements. Policy approved by the VRP Board September 9, 2010
Report from the Dwelling Maintenance Committee
We managed to get a lot done this spring and summer, but we know there is a lot more to do and as the patio homes get older, they require more and more upkeep. We appreciate all the homeowner’s cooperation with these projects.
We were able to paint ten patio homes and privacy fences. The work done by 3 Painters LLC turned out extremely well and we thank them for their good work.
The Valley Ranch Patio Home Association and Homeward Bound Management Co. work very hard to accommodate all requests for maintenance, but with 69 Patio Homes and a limited budget it is a challenge to get it all done. All work requires bids from contractors, approval from the board, and approval from the Architectural Control Committee of Hidden Valley Association.
We are aware of the issues with the atrium and porch beams, and are working on a plan to deal with the rotting wood.
Most of us that live in the Patio Homes have bathroom vents or clothes dryers or water heaters that vent out of a little cover on the side of the house. While it is nice out, take time to make sure that the opening to the tube that runs through the wall has a screen over it preventing birds and other critters from getting inside the tube and possibly blocking the ventilation with grass or nesting materials. Screens can be purchased at any hardware store, and should install easily.
