The Valley Ranch Patio Home Association consists of the homeowners of 69 patio homes in lovely
Prescott, Arizona.
The purpose of this web site is to provide homeowners, prospective buyers, and renters with a
variety of information useful to keep our Valley Patio Home neighborhood in the great living
conditions we enjoy.
2012 Annual Homeowners Meeting:
The 2012 Annual Homeowners Meeting was held on January 15, 2010. Status Reports were provided to the homeowners by the Board members and Committee Chairpersons. The proposed 2012 Budget was reviewed and approved by the homeowners -- click here for a copy. Sue McGavock was re-elected to the board for another term and Paul Madden was elected as a new board member. We thank all the board members for their dedicated service. Go to the VRP Board for a listing of the new 2012 VRP board officers and committees. A draft copy of the minutes will be posted on this web site once developed and approved by the board.
The Summer 2011 VRP Newsletter has been mailed to all homeowners and is available here for

As a homeowner, you are welcomed to return to this web site to keep abreast on the latest
happenings in our neighorbood.
President's Message:
With half the year behind us, I’ve been thinking of the Association’s accomplishments in 2011. Thanks to the wonderful Board directors and Association volunteers, they have overseen the painting of 11 homes and associated fences, concrete driveways and sidewalk sections replaced, our new rental residents welcomed, the web site kept current and landscape improvements accomplished. A large number of plants damaged or killed by the winter’s snowfall have been replaced. Other plants have been trimmed and thinned, as well as trees, in an effort to follow firewise guidelines. The Hidden Valley Association Firewise Committee Chairman has been very inclusive in offering some grant money funds to off set some of our cost for tree and plant trimming and removal. An application for another grant, if approved in September, will be used solely to trim and remove juniper and Arizona Cypress trees bordering patio homes. This will greatly reduce fire danger in the rear of properties.
Our management company has been very supportive of the Board and has efficiently handled homeowner requests, assessment reminders and banking needs. Our work continues but the burden promises to be light.
I’m grateful to be associated with a strong association in such a lovely and friendly community.

New Management Association services employed. Effective
January 1, 2011, we are partnering with DHB Management. Bob Balzano has
graciously written a contract to suit our needs. Since we are proactive and hands on, we do not
need a full service contract. Beginning with your January payment, pleae remember to write your
monthly assessment checks to “Valley Ranch Patios” and send them to DHB
Management, P.O. Box 12047, Prescott, AZ 86304.

2010 Homeowners Annual Meeting Minutes:
The Valley Ranch Patios Annual Meeting was held January 17, 2010. Minutes of the meeting were
drafted, approval pending the Homeowners meeting in January 2010, and an announcement of the
meeting results was sent to all VRP homeowners.

At the meeting , those present and by proxy voted to approve the 2010 budget that includes a
$10.00 increase in monthly assessments. An assessment of $120.00 will be due the 1st of
each month beginning February 1, 2010.

Association Board Meetings.Board meetings are held the
Second Thursday of each month beginning at 5:00 P.M. As always, all patio homeowners are invited
to the attend the monthly board meetings.
